Roof rejuvenation is a spray-applied treatment for dry, aging asphalt shingles that helps restore flexibility and granule retention. It works on the right roof: not currently leaking, roughly 10 to 20 years old, with five or fewer missing shingles. It is not a repair, not a replacement, and not right for every roof.
What roof rejuvenation actually is
We spray a 100% bio-based rejuvenator made from corn seed oil onto your asphalt shingles. It is USDA Certified Bio-Based and made in the USA from renewable materials. The treatment typically takes one to two hours on a normal residential roof.
Asphalt shingles are held together by oils in the asphalt. Over years of Southeast Georgia sun and heat, those oils dry out. The shingle gets brittle, and brittle shingles shed granules. The idea behind rejuvenation is to put flexibility back into the shingle so it holds onto its granules longer.
That is the whole claim. It is not a coating, not a sealant, not a patch. If someone tells you a spray will do more than that, ask them to put it in writing. You can read more on our roof rejuvenation service page.
What the Asphalt Roofing Manufacturers Association says
You should know this before you talk to anyone, including us. The Asphalt Roofing Manufacturers Association (ARMA), the trade group for shingle manufacturers, published a technical bulletin dated July 24, 2026, titled "Application of Coatings or Rejuvenators on Asphalt Shingles After Installation." In it, ARMA strongly advises against the field application of any type of coating or rejuvenator on asphalt shingles.
You can read it yourself at ARMA's bulletin page and browse the full set at the ARMA technical bulletins index. We are not going to argue with them using numbers we do not have.
What we will tell you is this: manufacturer warranties vary, and the only person who can tell you how a treatment affects your specific shingle warranty is your shingle manufacturer. If your roof is still under a manufacturer warranty you care about, call them first and ask directly. If their answer is no, do not treat the roof. We would rather you keep your warranty than buy a service from us.
The roofs we turn down
We say no fairly often, and we would rather do that than take money for something that will not help.
We do not treat a roof that is currently leaking. Rejuvenation does not stop water coming in. A leak is a repair problem, and a spray will not fix it.
We do not treat roofs outside roughly 10 to 20 years old. Newer than that and the shingles still have their own oils. Older than that and the roof is usually past the point where flexibility is the limiting factor.
We do not treat a roof with more than five missing shingles. Missing shingles mean the roof has structural gaps, and treating around them does not solve anything. If you are not sure where your roof falls, our post on whether your roof is a good candidate walks through it in more detail.
What our warranty actually covers
We back the treatment with a five-year transferable warranty. It guarantees that your shingles stay flexible and retain granules for five years, or we re-treat the roof free.
Transferable means it carries to the next owner if you sell the house. That matters more in a market where a buyer's inspector is going to look hard at a 15-year-old roof.
Read what the warranty says and what it does not say. It covers flexibility and granule retention. It is not a leak warranty, not a roof replacement warranty, and not a promise about how many more years your roof will last. We are not willing to promise you a number of added years, because we cannot know that about your roof.
What rejuvenation will not do
It will not stop a leak. It will not replace missing or broken shingles. It will not fix flashing, boots, valleys or decking. It will not save a roof that is already failing, and it will not make a 25-year-old roof perform like a new one.
If your roof is near the end of its life, the honest answer is to budget for replacement rather than spend money delaying the decision. We do not sell replacements, so we have nothing to gain either way by telling you that. Our comparison of rejuvenation versus replacement lays out how we think about the choice.
We also offer a roof tune-up for homeowners from Middle Georgia down to the Florida line. If what your roof actually needs is attention rather than treatment, we will say so.
Questions to ask any rejuvenation company before you sign
Ask who they turn away. If the answer is nobody, you have learned something. Any company with real candidacy rules can name them without hesitating.
Ask what the product is and whether it is bio-based. Ask what the warranty covers in plain words, how long it lasts, and whether it transfers. Ask them to put the candidacy criteria for your specific roof in writing on the estimate.
Ask what they think your roof needs if it is not a fit. A company that only has one product to sell will find a way to sell it. We have a longer list in our post on questions to ask a roof rejuvenation company.
The honest way to find out about your roof
Inspections and estimates are free. Ken Holder looks at the roof, tells you the age range he is seeing, counts missing shingles, and tells you straight whether it qualifies. If it does not, you get that answer at no cost and no pressure.
We are based at 2304 Walnut Lane in Waycross and work by appointment Monday through Saturday across Southeast Georgia and Middle Georgia down to the Florida line. Call (912) 856-9770 or request an inspection. Ask about the current 20% promotion when you call.
Frequently asked questions
Is roof rejuvenation a scam?
The treatment itself is a real product with a defined purpose: restoring flexibility and granule retention in dry asphalt shingles. What makes people call it a scam is companies selling it to roofs that will not benefit, such as leaking roofs or roofs well past 20 years. Ask any company what roofs they refuse, and judge the answer.
Will rejuvenation void my shingle warranty?
Manufacturer warranty terms vary, and ARMA advises against field-applied rejuvenators. Call your shingle manufacturer and ask about your specific warranty before you treat the roof. If they tell you it would affect your coverage, do not do it.
How long does the treatment take?
Typically one to two hours on a normal residential roof. We talk through the inspection findings before we start, so you know what we saw and whether the roof qualifies.
Is the product safe around my yard and pets?
It is a 100% bio-based rejuvenator made from corn seed oil, USDA Certified Bio-Based and made in the USA from renewable materials. We will walk you through what happens on the day of treatment before we schedule it.
What does it cost?
Inspections and estimates are free, and every roof is quoted on site after we look at it, because size, pitch and condition all matter. Ask about the current 20% promotion when you call (912) 856-9770.
