Three published sources put Georgia roof replacement between roughly $6,000 and $28,000, with This Old House reporting a state average of $8,918. Rejuvenation is maintenance for a roof that still has life left — not leaking, roughly 10 to 20 years old, five or fewer missing shingles. We inspect free and tell you which column you are in.
What do Georgia homeowners actually pay to replace a roof?
There is no single number, but three independent sources publish ranges for Georgia, and they line up reasonably well. This Old House reports a Georgia average of $8,918, with a range of $6,965 to $21,455 depending on the home.
RoofPitch puts the statewide spread at $6,000 to $28,000 and says most homeowners land between $9,500 and $15,000 for a 2,000 square foot asphalt roof. DOM Roofing lists $9,000 to $18,000 for architectural shingles in 2026.
Those are statewide figures published by third parties, not quotes from us. We do not replace roofs. We share the numbers because a homeowner deciding what to do with a 15-year-old roof deserves to see what the alternative costs before anyone talks them into anything.
Why does the range swing so widely?
Square footage is the biggest driver, but it is not the only one. A steep pitch slows a crew down and adds safety equipment. A two-story house with tight side-yard access costs more than a ranch with a driveway next to the eave.
Tear-off matters too. If a previous owner laid a second layer of shingles over the first, both layers come off and go to the landfill, and that shows up on the invoice. Decking that has gone soft under a long-term leak gets replaced before anything new goes down.
That is why every honest roofer, including us on the rejuvenation side, quotes on site. A number over the phone is a guess.
Where does rejuvenation fit in that math?
Rejuvenation is maintenance, not a replacement. We spray a 100% bio-based corn seed oil rejuvenator onto dry asphalt shingles to restore flexibility and help the shingles hold their granules. It is a treatment for a roof that still has life in it, not a rescue for a roof that has already failed.
The treatment itself typically takes one to two hours, and it carries a five-year transferable warranty: we guarantee the shingles stay flexible and retain granules for five years, or we re-treat free. Transferable matters if you sell the house inside that window.
If you want the mechanics of the product before the money conversation, we wrote them up on the bio-based roof treatment page and on our roof rejuvenation service page.
Which column is your roof in?
We use three questions, and they decide the answer faster than any sales pitch.
Does the roof leak right now? If yes, rejuvenation is not the fix and we will say so. Is the roof roughly 10 to 20 years old? Younger roofs usually do not need it yet; older ones are often past the point where it helps. Are there five or fewer missing shingles? More than that and the roof is telling you something a spray treatment cannot answer.
Pass all three and you are a candidate. Fail one and replacement or repair is the right place to put your money. We go deeper on the test in our candidacy post.
What does an inspection cost, and how do you quote?
Roof inspections and estimates are free. Ken comes out, looks at the shingles up close, and tells you plainly whether the roof passes the three questions. If it does, you get a written estimate for the treatment. If it does not, you get a straight no and the reason why.
Ask about the current 20% promotion when you call. Every roof is quoted on site, because square footage, pitch and condition all move the number.
We work by appointment Monday through Saturday, from Waycross out across Southeast Georgia and from Middle Georgia down to the Florida line. Call (912) 856-9770 or use the contact page.
When is replacement simply the better spend?
If the roof is leaking, if the decking is soft, if shingles are curling and cracking across large sections, or if the roof is well past twenty years, replacement is where the money belongs. Spending on a treatment first would just delay the real bill.
Using the published Georgia ranges above, replacement is a five-figure decision for most homes. That is exactly why we turn people away rather than treat a roof that cannot benefit. A warranty on a roof that was already failing does nobody any good.
Our job is to tell you which it is. If you want the side-by-side view, we laid it out in rejuvenation vs. roof replacement.
Frequently asked questions
Do you publish a price for the rejuvenation treatment?
Not online. Price depends on roof size, pitch and access, so we quote on site after a free inspection. Ask about the current 20% promotion when you call.
Does rejuvenation lower what I would pay for a replacement later?
No. It does not change replacement pricing. It is maintenance meant to keep shingles flexible and holding granules during the warranty period, which is a separate decision from eventually replacing the roof.
Is the 5-year warranty transferable if I sell my house?
Yes. The five-year warranty transfers with the home. If the shingles do not stay flexible and retain granules for those five years, we re-treat at no cost.
Do you do roof replacements or repairs?
No. We offer roof rejuvenation and roof tune-ups only. If your roof needs replacing, we will tell you during the free inspection so you can get quotes from roofing contractors.
How far from Waycross do you travel?
