Roof rejuvenation is a spray-applied bio-based treatment that softens dry asphalt shingles so they hold their granules again. It fits roofs that are not leaking, roughly 10 to 20 years old, with five or fewer missing shingles. A roof tune-up addresses the condition of the roof itself, and the scope is set per home at the inspection.
What is the short difference between the two?
Rejuvenation is about the shingles themselves. Asphalt shingles dry out as the oils in them bake off over the years, and once they are dry they get brittle and start shedding granules. The treatment we spray is a 100% bio-based corn seed oil rejuvenator that puts flexibility back into those shingles. It is a chemical answer to a chemical problem.
A tune-up is about the condition of the roof as a system. Shingles can be in decent shape while something else on the roof needs attention. That is not a one-size job, so we look at your roof first and talk through what it needs before anything gets quoted.
Different problems, different services. Some homes need one, some need the other, and some need both. The only way to know which is yours is to have someone get up there and look.
Which roofs are good candidates for rejuvenation?
We are honest about this because it saves everybody time. A roof is a good candidate for rejuvenation when three things are true: it is not currently leaking, it is roughly 10 to 20 years old, and it has five or fewer missing shingles.
Those aren't arbitrary. A roof that leaks has a problem that no treatment fixes. A roof under ten years old usually still has plenty of its own oils left. A roof well past twenty, or one losing shingles in bunches, is past the point where softening the asphalt changes the outcome.
If your roof fits, the treatment itself is quick — typically one to two hours — and it carries a 5-year transferable warranty. We guarantee it will help keep your shingles flexible and holding their granules for five years, or we re-treat free. You can read more on the roof rejuvenation service page, and we go through the criteria in detail in is your roof a good candidate.
What does a roof tune-up cover?
Every roof is different, so we don't publish a fixed checklist we'd have to break on half the homes we visit. The scope of a tune-up is discussed for your specific home when you request an estimate, after we have been up on the roof and seen what is actually going on.
We offer tune-ups from Middle Georgia down to the Florida line, same as rejuvenation. If you want to know what a tune-up would involve on your house, the fastest path is a free inspection rather than a guess from a web page.
The inspection costs nothing and there is no obligation. If we look and tell you your roof doesn't need anything from us right now, that is a perfectly normal outcome of a visit.
Signs that point toward rejuvenation
Look in your gutters and at the splash areas under your downspouts. If you're finding a sandy grit that looks like coarse black or gray sand, that's shingle granules, and granule loss is the clearest early sign that the asphalt underneath has dried out. We wrote more about that in granule loss on shingles.
Faded color across the sun-facing slopes is another one. In Southeast Georgia the south and west faces of a roof take a beating, and they usually dry out ahead of the rest of the roof.
Age matters too. If your roof went on somewhere between 2006 and 2016, it is squarely in the window where rejuvenation makes the most sense — the shingles are dry but the roof still has structure and coverage worth protecting.
Signs that point toward a conversation first
Any active leak changes the order of operations. If you have a water stain on a ceiling, daylight showing in the attic, or wet insulation, that needs to be diagnosed before anyone talks about treatment. We would not spray a leaking roof.
The same goes for a roof missing more than a handful of shingles, or one with obvious damage from a limb or a storm. Those are repair questions, and we are not a repair or replacement company.
If the roof is pushing past twenty years, we'll say so. Telling a homeowner that treatment isn't going to buy them what they're hoping for is part of the job.
Can a home need both?
Yes, and it happens. A roof can have dry, granule-shedding shingles that rejuvenation is well suited to, and also have a condition issue the tune-up side addresses. In that case the sequence and the scope are both worked out at the inspection.
This is genuinely not something you can settle from your driveway or from reading online. Two houses on the same street, built the same year, can be in different shape depending on slope, shade and attic ventilation.
That's why we lead with the free inspection. We look, we tell you plainly what we see, and you decide.
What we don't do
We offer two things: rejuvenation and tune-ups. We do not do roof replacement, and we do not take on repair work beyond those services. If what your roof needs is outside what we offer, we'll tell you that during the inspection instead of selling you something that won't help.
If you want to compare the treatment against the bigger decision, roof rejuvenation vs. roof replacement lays out where each one makes sense.
How to find out which one you need
Call Ken at (912) 856-9770 or email rrsega26@gmail.com and we'll set a time. We work by appointment, Monday through Saturday, out of Waycross and across Southeast and Middle Georgia down to the Florida line.
Inspections and estimates are free. You'll get a straight answer about whether your roof is a candidate for rejuvenation, whether a tune-up is the better fit, or whether the honest answer is that you don't need us yet.
Frequently asked questions
Do I have to get a tune-up before rejuvenation?
No. They are separate services and plenty of homes get one without the other. What a given roof needs is determined at the inspection, not as a standard package.
How long does the rejuvenation treatment take?
Typically one to two hours. It's a spray application, so there's no tear-off, no dumpster and no multi-day disruption to your household.
Is the rejuvenation warranty transferable if I sell the house?
Yes. The 5-year warranty is transferable, so it carries to the next owner if you sell within the term.
Do you charge for the inspection or the estimate?
No. Inspections and estimates are free, including the visits where we end up telling you your roof isn't a candidate for treatment.
How far from Waycross do you travel?
We serve homeowners from Middle Georgia down to the Florida line for both rejuvenation and tune-ups. Call and we'll confirm whether your address is in range.
